Investment Strategies

CORE/CORE-PLUS

Our real estate investment philosophy is guided by the fundamental premise of future cash flow, which ultimately determines the value of an asset. We believe that rigorous due diligence, the use of conservative assumptions in projecting cash flows, and careful analysis of possible downside risks are the best methods for consistently achieving attractive returns. Eurus has invested in
a number of assets in the Austin, TX, area that are long term holds with stable income and strong credit tenants.  

VALUE-ADD

Achieving outstanding returns demands excellence and teamwork at each step of the value creation process. We know that properties must be purchased at the right price and repositioned with creativity, with a focus on value enhancement and tenant retention. Each asset must be leased and managed with meticulous care, and then either held for cash flow or sold when the market dictates. We seek properties that complement our existing portfolio and add to the needs of our expanding tenant base.

OPPORTUNISTIC investment

Eurus has several investments in the opportunistic category, which tend to be centered on a longer-term, higher-risk repositioning or redevelopment strategy. We have redeveloped several infill sites to create new professional use office buildings, medical care centers, and banking facilities.In addition, we have repositioned many land tracts in the area through zoning and use changes, entitlements, and management of the intensive City of Austin development permit process.

Investment Proposals

Atrium Centre and Mopac Centre are strategically located near the “Golden Triangle” where three of Austin’s chief transportation arteries meet, both properties are well positioned to benefit from the tremendous population and economic growth taking place in the dynamic North Austin submarket.

Situated just 10 miles north of downtown, the property is in close proximity to a number of multinational corporate facilities, including Apple, Google, Qualcomm, Cisco, National Instruments, IBM, Oracle and Charles Schwab.

With over 14 million square feet of retail space in the surrounding area, tenants enjoy direct access to some of city’s most desirable attractions including The Domain, The Shops at Arbor Walk, Gateway Shopping Center and The Arboretum. Especially noteworthy is the property’s close proximity The Domain, featuring 1.8 million square feet of best-in-class retailers, 1.5 million square feet of office space, 1,856 residential units and nearly 600 hotel rooms. The Domain, as well as other neighboring retail centers, draws high traffic to the easily accessible trade area.
